Residential
As
would be expected within a popular region, Havelock North's real estate
market is dynamic and has recently been cited by the Real Estate Institute
as the fastest growing property market in Hawke's Bay.
Well-priced
properties in desirable locations always sell strongly with Havelock
North homes generally commanding a premium over similar properties within
the region.
As
a generalisation, properties further up the Havelock hills demand higher
prices with views over the fertile Heretaunga plains and to Te Mata
Peak keenly sought. In an effort to cater for strong residential demand,
the Hastings District Council have worked closely with developers to
open up new subdivisions that sensitivity build on character of the
Village. Palmbrook, Hikinui Heights and the Chambers Estate on the Margaret
Avenue extension have all shown strong buyer demand with sections selling
for between $70,000 - $200,000.
Over
the next 18 months, it is expected that new subdivisions on Brookvale
and Arataki Road will open up several hundred new sections to satisfy
strong buyer enquires.
Commercial
Property 
The
last two years has seen very strong demand for commercial property within
the centre of Havelock North. Partly this has been attributed to the
compact nature of the available commercial property in the village,
and a realisation by developers that Havelock North's population is
the fastest growing community in Hawke's Bay.
Major
redevelopments of older commercial properties within the
Village have seen an influx of new business premises and
new businesses. In light of the recent growth of businesses,
the short-term forecast is that there will be little growth
in the business community within the Village, An interesting
development has been the explosive growth of accommodation
within Havelock North with at least three new motel type
developments to be completed by the end of 2001
